The Town of Oyster Bay’s Planning Advisory Board has officially approved Cornerstone Hicksville, the newest major Transit-Oriented Development (TOD) project in the ongoing transformation of downtown Hicksville. The approval advances Hicksville’s 2021 downtown rezoning plan, leveraging one of the busiest transit hubs on the Long Island Rail Road (LIRR) to drive local development. The newly approved development injects massive private investment directly into the perimeter of the transit hub:

  • A $61 million, four-story mixed-use building spanning 184,214 square feet on a two-acre site situated on Jerusalem Avenue.
  • 106 multi-family residential units designed to appeal to young professionals and downsizing seniors looking to remain on Long Island.
  • More than 4,000 square feet of ground-floor retail space (specifically targeted at 3,247 square feet for active storefronts) to encourage pedestrian foot traffic.
  • A two-level, 241-space parking garage built into the complex to manage the density without straining surrounding street parking.
  • Timeline: Construction is projected to officially break ground in early 2027.
