Long Island packaging manufacturer has expanded and relocated with a sizeable lease at a newly built industrial building in Bay Shore. Modern Packaging leased 106,216 square feet at Rockefeller Group’s new 172,622-square-foot building at 55 Paradise Lane in Bay Shore. The company will be relocating from about 58,000 square feet it leases at 505 Acorn St. in Deer Park.
Emtec Consulting Engineers provided professional engineering services for this project. MEP systems design for a state-of-the-art industrial manufacturing facility, including a high-performance combustible metal dust collection system serving multiple grinders, belt sanders, downdraft tables, and other fabrication equipment. The design includes an outdoor 30 HP dust collection system with explosion isolation valves and explosion relief venting to prevent deflagration propagation into the building. Scope also includes a centralized industrial mist collection system serving multiple CNC mills and lathes to control airborne coolant mist and moisture accumulation, while accommodating individual machine oil recycling systems.
Emtec designed a plant-wide compressed air distribution system consisting of approximately 150 HP of air compressors, air dryers, filtration equipment, and receiver storage, connected to an approximately 1,000-linear-foot aluminum compressed air loop with more than 50 drops serving CNC machines, laser equipment, and manufacturing workstations.
Mechanical designs included HVAC systems for a fully conditioned warehouse utilizing high-capacity air turnover units, a multizone VAV air distribution system serving approximately 15,000 square feet of warehouse and support space, and a hydrogen gas detection and ventilation control system for the forklift battery charging area.
