While Long Island’s days of full-scale aircraft assembly may be in the past, its rich aviation heritage remains very much alive through specialized component manufacturing and critical MRO (maintenance, repair, and overhaul) services.
Continuing that tradition, The Kulka Group recently completed a major renovation and retrofit of a 55,576-square-foot industrial facility at 30 Rasons Court in Hauppauge. The 3.43-acre property owned by an affiliate of Link Logistics and formerly home to building products maker Hohmann & Barnard—was leased in February 2025 by Seattle-based Jet Parts Engineering (JPE).
JPE invested over $7 million to transform the 1974-built structure into a modernized hub for two of its Long Island subsidiaries, PG Aerotech and Northeast Aero Compressor (NEACO). Both firms specialize in essential component repairs for major commercial airlines worldwide.
The project consolidates roughly 25,000 square feet of former operations across Hauppauge and Bohemia into a single, upgraded footprint featuring state-of-the-art office and industrial space. PG Aerotech has fully transitioned into the new location, with NEACO’s relocation currently underway.
The Kulka Group served as the general contractor, working alongside JM2 Architecture (design) and Emtec Consulting Engineers (MEP engineering).
Emtec Provides Professional Engineering Services for 30 Rasons Court
Emtec Consulting Engineers provided Mechanical, Electrical, Plumbing, and Fire Protection design for the renovation and modernization of this approximately 55,000-square-foot advanced manufacturing facility. Consisting of approximately 47,000 square feet of production and warehouse space and 8,000 square feet of administrative offices.
The project included a complete replacement of the building’s electrical infrastructure with a new utility service and distribution system designed to support high-demand manufacturing operations. HVAC systems included packaged rooftop units serving the manufacturing areas and a multizone VAV system serving the office spaces to provide occupant comfort and energy-efficient operation.
Specialized process mechanical systems included a plant-wide compressed air distribution network, a process cooling water system for manufacturing equipment, and dedicated paint booth exhaust and makeup air systems designed to support industrial finishing operations while maintaining code-compliant ventilation and indoor air quality.
Electrical design included utilizing a 1,000 kW diesel generator dedicated to maintaining critical process equipment along with complete interior LED lighting systems throughout the facility. The comprehensive MEP design transformed the existing building into a modern, high-performance aerospace manufacturing facility capable of supporting advanced production processes and future operational growth.
