The project represents a major shift for the Westbury station, converting an underutilized parking lot into a high-density “live-work-play” hub. By utilizing a 99-year ground lease, the MTA retains ownership of the land while leveraging Gotham’s $100 million investment to modernize the area.
The Manhattan-based Gotham Organization is moving forward with the plan, which aligns with the MTA’s campaign to attract private investment and develop housing on underutilized commuter train station land.
The plan for Gotham Organization is to bring 157 apartments to the vacant MTA parking lot with the construction of a 5-story, mixed-use building on 1.92 acres. The approximate square footage of retail space on the ground floor is 15,000. Included would be a west-side public plaza, and dedicated apartments that will be reserved for affordable housing. Also included is a fitness center, roof terrace with barbecue grills, multi-sport simulator, resident lounge and coworking space.
