Governor Kathy Hochul recently celebrated the opening of The Grove Apartments in Patchogue—a $35 million mixed-use project that brings 55 units of affordable and supportive housing to Suffolk County. This development is a key piece of the state’s $25 billion plan to create 100,000 affordable homes across New York.
Transforming Patchogue’s Landscape
The project successfully revitalized a formerly vacant lot, turning a blighted area into a vibrant, walkable community. Developed by Georgica Green Ventures, LLC, the complex features three garden-style buildings that blend seamlessly into the neighborhood.
- Affordability: All apartments are available to families earning up to 90% of the Area Median Income.
- Supportive Living: 17 units are dedicated to residents requiring on-site assistance, with services like career development and financial literacy provided by New Ground, Inc.
- Modern Amenities: Residents have access to a fitness room, children’s playroom, and a cozy community lounge.
Sustainable and Inclusive Design
The Grove is built for the future, prioritizing both environmental impact and accessibility:
- All-Electric Efficiency: The site is fully electric, featuring on-site solar panels and ENERGY STAR appliances.
- Accessible Housing: Specific units are fully equipped for individuals with mobility, hearing, and visual impairments.
- Community Hub: A new 1,000-square-foot coffee shop on the ground floor serves as a gathering spot for the entire neighborhood.
Funding the Vision
The project was made possible through a blend of state and local support, including $21.1 million in tax credit equity and additional subsidies from the New York State Housing Trust Fund and Suffolk County.
Emtec Consulting Engineers Services on The Grove
Emtec Consulting Engineers proudly provided professional design services for The Grove in Patchogue. Design services included a single HVAC system per unit, electrical power and lighting, anbd plumbing up to five feet from the building. Emtec also completed fire sprinkler and fire alarm design in accordance with NYS, County and Village, Electrical and Fire Code.
