Emtec Consulting Engineers worked on a project that involved the separation and demarcation of an existing single-story building to create two separate rental units. The existing building was approximately 4,000 total square feet. The building was split in half to create two tenant spaces; one on the north side and one on the south side. The north side unit remained unoccupied, and utilized the existing metered services, whereas the south side unit was occupied by Starbucks. As such, separate electrical, gas and water services were required. Each tenant space is approximately 2,000 square feet, and a 2-hour fire wall was constructed to separate the two spaces.
